Brisbane CBD Small Office Refurbishment: How Everick Heritage Got Their Mary Street Office Refreshed Without Closing the Doors
When the team at Everick Heritage got in touch with Fast Fitouts, the brief sounded simple enough. They needed a small office refurbishment for their Mary Street tenancy in the Brisbane CBD, ideally wrapped up during their chosen month.
But anyone who's lived through an office renovation while running a business knows that minimising disruption to daily operations is paramount.
The request meant that Everick genuinely couldn't stop working from the premises, and closing the office for a week of construction wasn't on the cards. So we got creative.
The Two-in-One “Small” Brisbane Office Fitout
Most office fitouts provide a single workspace. Everick's tenancy gave us two. Two connected halves, each with its own entrance, each fully occupied by working staff.
Rather than displacing the entire team, Fast Fitouts suggested a different approach. We'd refurbish one half of the office completely, shuffle the team across once it was done, then move on to the other side.
It wasn't standard practice, but it worked a treat. As Senior Project Manager, Zak Parker put it: "He needed to be in his office. We agreed to complete one side so he can move in, then carry out the work on his side. Which kept him operational throughout."
Two separate entrances allowed us to fully isolate the active worksite from the occupied half. No dust drifting into someone's morning coffee. No drilling competing with a client phone call. Once the first half was finished, our cleaners came through and brought it to 100% completion before the team moved across. Then we got stuck into the other side.
One office. Two halves. Zero downtime.
The Brisbane CBD Office Renovation Triple Threat
Anyone who's tackled a Brisbane CBD office fitout knows there are three things that can derail a project before the first day even starts. Get any of them wrong, and you'll have building managers, neighbouring tenants and parking inspectors at the door before smoko.
Parking. The eternal Brisbane CBD headache. Lucky for us, Everick's building manager allocated two car spots for the duration of the office refurbishment. Small but mighty, and it made a real difference in keeping the job moving.
Lift access. Carpet rolls, vinyl planks, paint, tools, demolition waste. All of it has to share the same lifts as the lawyers, accountants and consultants headed to the floors above and below. Our solution? Schedule the bigger deliveries for early morning, well before the building filled up. Most other tenants barely noticed we were there.
Noise. Office refurbishment work isn't whisper-quiet, and Level 9 had neighbours. We stuck to early starts for the noisier tasks like demolition, knocking out the disruptive jobs before the building hit full stride.
The result? Not a single complaint from a neighbouring tenancy. Not one.
